Cookeville Planning Approves Preliminary Plats Totaling 115 Lots

The Cookeville Planning Commission approved four preliminary plats at its meeting Monday night for a total of proposed 115 lots.

Planning Director Jon Ward said that number of homes projected is a testament to the city’s constant growth.

“You know we just continue to see a healthy pipeline of projects in the city of Cookeville,” Ward said. “There’s still obviously a tremendous demand for residential development and you see that on the planning commission agenda tonight.”

Ward said that the two lots total some 14.19 acres for two new subdivisions. He said that each subdivision will have new, ADA-compliant sidewalks constructed with the proximity to a major 4-lane interstate in consideration. The plots are along the Salem Church Road and England Drive corridor, an area in which the city recently reopened the connection.

The two other preliminary plats include a 14-lot plat on Lone Oak Drive and a 7-lot preliminary plat on Scott Avenue and West Stevens Street.

The planning commission also accepted for study a 147-lot subdivision on Neal Street and East Veterans Drive near the Cookeville Honda location. Ward said that should it be pursued, it could serve as a major development for the city.

“It’ll be reviewed by all the applicable departments,” Ward said, “It’s reviewed by public works, our water department, electric department, gas department, all our utilities, our fire department, our codes department. Everybody’s reviewing those plats to provide comments relevant to being proposed.”
