Cookeville Planning Commission approved the preliminary plat for a new 147 lot subdivision off of Neal Street and East Veterans Drive Monday night.
Planning Director Jon Ward said that at the property’s current zoning, the 18 acres represent only 44 percent of what could be put at the location by the Cookeville Honda.
“You know obviously we have a demand for housing our market,” Ward said. “Obviously, the developers understand what the demand is and are willing to take on a development of this size.”
Ward said that the subdivision would create three new private streets. However, he said that the lot did present some topographic challenges that would need addressing.
Ward said that the current grading is far higher than the maximum allowed by the city. He said that the maximum is 10 percent, and that the planning commission may allow up to 12 percent if there are topographic or other special conditions.
“The plat depicts areas within the proposed development limits of the site with grades of up to 18 percent,” Ward said. “That’s just the raw topography. The developer has indicated they will achieve a maximum of seven percent grade with proposed private street and parking areas.”
The plat was approved contingent all requirements by the Public Works, Water Quality Control, and Electric Departments were met.
