Cookeville Planning Approves Preliminary Plats, Postpones RVs In Mobile Home Parks


Cookeville Planning Commission postponed another item regarding amending Cookeville’s zoning code relative to Recreational Vehicles in the Residential Mobile Home Park.

Community Development Director Jon Ward said an amendment had been approved several months ago specifically when it came to RVs and Campgrounds within the city limits. He said now, the Planning Department would like more time to study the facets of having RVs in mobile home parks.

“That is an issue we have discussed some,” Ward said. “But the planning department feels, and I feel like the commission would be more comfortable, if we took that back and did some further study on that before we fully submit an amendment to recommend to (city) council.”

Ward said when making amendments to the city’s zoning code, it is important to make sure every option is thoroughly studied. He said they want to make sure that they are putting something forward that all governing bodies will be comfortable with.

In other business, the planning commission voted to approve a 32-lot preliminary plat on Glenview Drive. It will be the second phase of the Glenview subdivision.

“There is a significant easement that impacts this property there is a 100-foot-wide TVA easement traversing from northwest to southeast, TVA submittal and approval for work under this easement will be required,” Ward said. “Public Works noted that hydric soils are present on the site and the developer is required to submit a determination and show wetlands, if present, with permanent buffers on the platted site.”

The commission also approved the preliminary plat for the Mahler – Walnut Townhomes. It includes five lots located on Mahler Avenue and North Walnut Avenue. Ward said these townhomes will be similar to the ones that already exist to the south of the plat.
