Cookeville BZA To Consider UC Christian Home Variance


The Cookeville Board of Zoning Appeals will hold a second public hearing and take action Thursday regarding a variance request for the Upper Cumberland Christian Home.

Community Development Director Jon Ward said Upper Cumberland Christian Home includes about 40 units Upper Cumberland Christian Homes are for seniors and for persons with disabilities. Ward said the development is looking to expand its development by 12 units. Ward said the variance request is regarding the number of street access points.

“Multi-family residential developments consist of 50 or more dwelling units, we require a minimum of two points of access to a public street, and State Street is a dead-end street, and they are at the end of it,” Ward said. “And they are asking for a variance from that requirement.”

Ward said some residents are for the variance, as a second access point could create more cut-through traffic on the road. The Board of Zoning Appeals previously postponed action at its previous meeting due to notifications having the wrong date for the second public hearing.

“We renotified everybody just like it had not been for the January because of the typo on one of the letters that was sent out,” Ward said.

Even though the action was postponed, a few residents still showed up at the previous meeting. Ward said the expansion would not be a high-traffic generator.

The Board of Zoning Appeals will meet on Thursday at 5:15pm at City Hall.
