Crossville Approves New 128-Lot Subdivision Near Stone


The Crossville Regional Planning Commission approved a preliminary plat for a 128-lot subdivision near Stone Memorial High School during its monthly meeting.

Staff Planner Kevin Dean said the Beehive subdivision will include residential lots for single-family homes located between Cook Road and Beehive Lane. The development will feature two access points, including one along the newly constructed Wheeler Court extension, and will utilize an HOA to maintain common grounds and stormwater detention areas.

“During the development of their subdivision, they are going to be widening a section of Cook Road and a small improvement of it to bring it up to standards, plus we’re going to be working with them to have an alignment, mostly being done with paint, a better alignment coming into this curve that’s right there to alleviate kind of a dangerous curve and a dangerous intersection,” Dean said.

Dean said the developers are also improving a section of Beehive Lane because the current road conditions do not meet the standards required by the commission’s regulations. He said the project will also help local residents by adding a new supply line to a two-inch water line that has previously caused pressure issues for nearby houses.

“Sewer issues, and that’ll be fixed long before they’re finished,” Dean said. “Underneath of under the interstate.”

The commission also recommended moving forward with an annexation request for approximately one acre of land along Lantana Road to address failing septic systems. Basham said the Tennessee Department of Environment and Conservation advised the property owners that connecting to city sewer was the only way to resolve the ongoing issues.

“There are several businesses that are currently being affected, the Salvation Army, a Subway, C&W Mechanical, and a D&D HVAC,” Dean said. “Either a mainline sewer extension will be required or a fee to bore State Route 101, Lantana Road.”

Dean said the engineering department will provide specific cost estimates and recommendations for the sewer connection now that the planning commission has recommended the annexation. One board member asked if the city would give the owners an option between a mainline extension or a bore, and Basham said the staff would consider the commission’s preference for a mainline extension during the proposal process.

A second annexation request was approved for a parcel on Bob Tollett Loop near Highway 127. Dean said the owner intends to develop a small camping area with six to 10 RV sites while maintaining the rest of the property as a natural habitat.

“They wish to develop and use approximately a third of the acre to an acre of the property with the remainder to be cleaned up and maintained as a natural habitat,” Dean said.

In other business, the commission approved a site plan for a new 4,080-square-foot Co-op Veterinary Clinic on Industrial Boulevard. Dean said the new building, known as Speedie Vet, will be constructed on the footprint of the former Bob’s Feed Store, which is being torn down.

The commission also approved a site plan for the Cumberland County Rescue Squad to construct a 1,200-square-foot storage building. Additionally, planners approved the Bartlett Townhomes project on Old Mail Road, which will consist of eight units with a private drive, contingent upon the developer obtaining a required stormwater permit.
