Algood Begins Look At Town’s Residential Land Use Plan


The Algood Municipal Planning Commission approved a final site plan for Mack Construction’s new office and warehouse facility at Mirandy Road and Highway 111.

UCDD Deputy Director Tommy Lee said the local heavy construction company will use the 6.53-acre lot as a base of operations. Lee said the approved plan allows the company to move forward with securing a building permit for the site.

“What Mack Construction is wanting to do is open an office for their construction business and they’re going to have some warehousing there for their equipment,” Lee said. “So, won’t be a whole lot coming onto the site, just whenever they have a job, that’s where they’re going to, that’s going to be their base of operations and obviously they’ll conduct business there as well.”

Lee said the proposed building will consist of 750 square feet of office space and 4,200 square feet of warehouse space. The submitted site plan includes 24 parking spaces, which exceeds the 12 spaces required by the zoning ordinance.

“Yeah, so it would be final site plan and so what that does is the site plan establishes the layout,” Lee said. “It says where the building’s going to be, what infrastructure is there, making sure that it complies with the setbacks and it talks about where traffic’s going to exit and enter the property.”

Lee said the commission also began preliminary discussions regarding updates to the residential section of the land use plan. Officials reviewed current zoning densities and the number of vacant parcels in Algood.

“Yeah, so what we did is every, every so often, the land use plan for the city needs to be updated,” Lee said. “We have started that process and what we did last night was we looked at the residential section.”

Lee said the commission examined a breakdown of single-family homes, multi-family units, townhomes and condominiums currently in the district. Members received a draft of the updated plan to review before the next meeting.

“They’re going to look at it and then they’re going to come back next month and we’re going to have a discussion to see what we actually want to put in the plan,” Lee said.
